Cash-on-cash return is a return on only the cash portion of the investment.
In this case if the home is financed with a 30% down payment of $42000 then the cash-on-cash return occurs when the profits are equal to that. With a profit of $1200/m after expenses and finance costs the yearly profit would be $14000, 42000/14000 = 3yrs.

At this time it is not our recommendation to avoid financing the purchase of our homes if you intend on using it as an investment vehicle. If the home was bought in cash we estimate a total return on investment of about 5.8yrs. This is based on the purchase price of $140k and a monthly return of $2000/m.

Services

MonX Design warranty for HONE products covers the following:
Significant defects in materials used in manufacturing the product
Significant defects in workmanship under normal use
Damages from normal use, including the following:
Damage to key functioning components
Damage that affect user experience
The warranty does not cover the following:
Accidental damage caused by the purchaser that can reasonably be repaired by the average individual
Intentional damage to the physical goods
Damage caused by misuse of the physical goods
Theft or loss of the physical goods
Duration of the Coverage
The Warranty Period for Physical Goods purchased from MonX Design Inc. is 10 years (120 months) from the date of purchase.
Upon the 9th year of purchase an upgrade and refurbishment option will be offered. If this upgrade is completed on the physical goods the warranty period will be extended another 10 years (120 months).

While we believe in our tiny home products we know that they are not for everyone. Because of this, in Addition to our 10 year warranty, we offer to accept returns within up to 6 months of delivery. After the 6 month period MXD will offer buybacks to allow us to get your home to someone else who will enjoy the home. Returns and buybacks will be subject to terms and conditions as well as delivery and setup fees.

MXD is offering a 10 year limited warranty for all HONE tiny homes. We wish to ensure the value of our tiny homes, this is why we will offer repair and maintenance services to ensure your home stays in the best condition. We will have a portal for requesting a warranty claim or a service request.
HONE Tiny Home Details

The homes are built to the maximum size for width and height that are legal without a permit on the road, which is 8ft 6in W x 13ft 6in H. There are currently 2 options for the length 24fy and 28ft. This leads to interior dimensions of 7ft 10in W x 10ft 9in H x 23ft L. The layout includes a washroom area, kitchen area, living room area, a loft bed area, and stairs up to the loft. See the below diagram.

The tiny home is constructed in the following way:
The base is a triple axle steel framed trailer
The home is lumber framed on the trailer
Steel rods and hurricane ties are used to ensure structural integrity during travel
The exterior may be finished with cedar or metal siding
The roof is finished with high quality standing seam metal roofing
The interior makes use of MDF shiplap and cedar for a reliable and flexible finish
The flooring is available in either hardwood or cork

We are currently promoting our tiny home on wheels models that are built on a trailer, but we are open to custom home builds depending on the job.

We will be applying for the CSA Z240 RV Certification and intend on having all our homes CSA certified moving forwards into 2024.

The HONE Upgraded comes with radiant heating produced by a propane boiler system. The heating is handled by a through wall AC unit. Both units have more than enough heating or cooling to keep you cool in the summer and hot in the winter.

Water is supplied using an RV connector that is compatible with your standard home or garden hose. Grey waste water is directed out of the home through a single outlet. We recommend digging a french drain to disperse the water. In most areas it is allowed for one to release grey water, but we can help you check that it is alright in your region.

Our HONE tiny homes come with a full DC and AC power system. This means that you can run the home off of either AC from the power grid or from DC power from batteries or a solar system. Every home comes with at least 20AH at 24V of batteries to support a reliable DC power system.

Yes! All of our HONE tiny homes are designed so that they use low power, water, and don't require a waste connection. Our homes don’t come with a solar or rainwater collection system but are designed so that these can be added either by the owner or through our off-grid kit that will be available.

We work with a program created by Canadian Financial to offer tiny home financing options. Currently we request 30% down payment, this means that 70% of the home can be financed and the down payment will cost $42,000. If you are interested please apply with Canadian Financial to determine if you qualify.

We currently guarantee that the home will be completed and delivered within 5 months of making the deposit.

All HONE tiny homes will have a transportable aspect to them. Currently all models available are built on a trailer and designed similar (but note the same) as an RV. This means you can move the trailer quickly and easily with any truck that is rated for the size and weight of the model you have chosen.

Yes, the homes can be placed only where there is necessary space to drive the trailer into the location. Most towns currently have different laws relating to tiny homes and RVs, please look into the laws of your municipality to determine how your home would be regulated. We are open to helping you work through the regulations and find the right location, as well as offering resources for you to find your own way.

We design our tiny homes to last a lifetime with good care and maintenance. With average care and no regular repairs we intend on the homes to last at least 15-20 years. We design our homes with both our per-decade maintenance and repair check in mind, as well as upgradability. This means the homes are designed not just to last but they are also designed with repairability and upgradability in mind. We know things happen and no material lasts forever. With our warranty and repair program we will ensure that your home stays in the best condition as long as you own it.

Each tiny home will come with a detailed digital manual that offers every detail needed to properly maintain the home. The per-decade maintenance program will ensure that details the owner misses have an opportunity to be sorted out. On the digital manual owners will be able to make a service request to make repairs or upgrades to their home.

We have 2 payment structures depending on if you finance the project with our financing partners or if you pay the entire amount with financing. The structure looks like this when our financing is used: 30% Down Payment and 70% Financed. The down payment will be made once you are approved for the financing, at this time we will start the build. If you do not finance it with our partner the following structure will be used: Initial Payment 30%, Middle Payment 20%, Final Payment 50%. We will start the build once we receive the initial payment, the middle payment is expected once the interior work begins, the final payment will be made once the home is completed and before it is delivered. Please note that we do intend on having tiny homes in inventory for 2025, so that we will be able to deliver home immediately on order.
